Sage Strata is a small boutique strata agency that provides high level, quality management whilst supplying all clients with everyday financial and administrative strata functions and online strata facilities such as Bpay, credit card and direct debit payment options.
Allowing all clients the opportunity to view their schemes documents, finances, personal levy history and more online and still communicating and servicing those clients that are not online.

Located on the border of QLD/ NSW, we provide owners with face-to-face strata management services where owners know and deal directly with their Strata Manager, who is also the Director.

Budgets, income and expenditure statements, cash management and detailed expense reports. Compare year on year accounts. Monthly reports emailed to Commitee Members. Individual trust accounts held with Macquarie Bank & personalised Bpay & DEFT account per lot.

Insurance Management

No commissions. We take a fee based on the premium paid (ex-levies & GST), allowing you to utilise the cheaper insurance providers such as GIO, AAMI, etc. We still obtain quotes, manage claims, process renewals and much more. Recognised as an Authorised Representative 'AR' within the industry.

Face-to-Face or Online Annual Meetings

We love a 'face to face' meeting however we can facilitate online General or Commitee Meetings or alternatively we can come to you and host in person if within an hour radius of Northern Rivers / Southeast Queensland.

Fair Priced Fee Structure

Fair priced ‘further services’ fee where you can say goodbye to fluctuating administrative costs and accurately budget for strata services. Offering a cost effective ‘fixed fee’ option means your scheme pays a simple monthly administration fee, and a further additional services fee. No hidden charges, just a straightforward and predictable financial arrangement that puts you in control.

Secure Online Portal

Documents, invoices, reports uploaded to a portal that your scheme owns and manages regardless of who is managing your building. Accessible 24/7. Private owner levy history and daily reconciled accounts. Best thing - your Strata Scheme owns the data not an external third-party supplier.

Why is a smaller agency more desirable?

You get to develop a client relationship with your Strata Manager who is the owner. The personalised service is providing knowledgeable advice that is well suited to your building. Debt collection is successful based on the background knowledge the committee share with your manager and levies are sent on time.
There is firm belief in returning calls, balancing accounts, chasing debtors and paying suppliers on time, no whishy-washy /vague quote or work order requests and by-laws not getting registered.

How can an insurance management fee save us money?

Strata companies charge a commission for placing your insurance policy with a provider that they access through a broker, which the strata company usually owns part of, or has a monetary deal with the insurance broker being offered. This concept limits a strata schemes ability to access other relevant insurers/ brokers who can offer a more competitive policy for the same insurance risk.


Sage Strata does not believe this is right thing to do. We will not get involved in taking commission. Strata schemes under our management are welcome to obtain the most suitable and fair priced policy suitable for their scheme from any broker and any insurer.

Why is a fixed price service fee a good idea?

Incidental fees add up. You never can budget or forecast correctly and cross checking a multitude of small fees scattered across a P&L statement is confusing and hard to confirm what is correctly and incorrectly charged to your scheme.
A fixed fee concept allows owners to know what to expect, people on fixed incomes can budget correctly and without concern for future deficits that occur in the schemes balance sheet.

Can we still use our tradespeople if we switch?

Yes. A strata manager is employed by you to carry out your scheme's requests. If you prefer a certain plumber- we send the work order to them. If you want to keep the current cleaner in place. Not a problem, they continue on and send us their invoice for payment. When you switch agencies we automatically send all your tradespersons an email introducing our new agency and for them to send invoices to us for payment.

We have a list of outstanding tasks - can you assist?

Absolutely! We have a site meeting with the committee after change over where you can go through everything you would like to see altered or remedied for the scheme from rectifying incorrect levies and reconciling detailed financials to repairing issues within the building or finalising outstanding insurance claims. We then confirm with a realistic timeline you can expect to see results.

Call or email and let us know how many lots (units) you have, we will send a proposal and management agreement through. We can meet with your committee or other owners and answer any questions you may have.

Share the quote with committee members or other owners

You will need to find out the owner's postal or email address. Alternatively contact your current agent for the 'strata roll' for this info. If you are on the committee, you legally are able to receive this.

Create the General Meeting notice

Known as a General Meeting (It can be the annual or a special meeting to discuss this topic), we can assist you to arrange this meeting and supply your scheme with a correct meeting notice or a motion to add to your upcoming AGM.

Hold the General Meeting and finalise minutes

We look forward to meeting your building owners to assist the change in management. You do not need to have your current strata manager present. We then finalise your minutes and contact the outgoing agents to initiate the change.

If the Annual Meeting (AGM) is coming up.

If the Annual General Meeting is due, you can place a motion on the AGM to appoint a new agent, alternatively if your current agent has a motion to reappoint themselves, you can decline in the AGM, we can then assist to appoint a new agent asap in a separate EGM.
